For customizing a houseplan, new construction, remodels and additions

All plans include a free Consultation to determine what you want in your design and to make a plan.

Disclainer: I am not an engineer I am a designer and Drafter. I do work closely with an engineer to get their notes and diagrahms drawn onto your plans. They are a seperate business and there will be a seperate cost to the engineer. All plans should be engineered for the stability and safety of your home.

Our Plans

Before the custom design process begins, 50% of the total design cost (Square footage) is put down as payment to the designer. The remainder of the cost will be due at completion of layouts. (Blueprints)

Example: If you want a 2000 sq ft home and are using the silver plan, $1000 would be asked as a down payment for the job and at the end of the process of revisions and your layouts are completed the remaining $1000 will be due

*If you decide to change the plan completely after much planning, consulting and revisions of the Design, the down payment will be absorbed and the cost will start over with a new design down payment.

The Silver Plan

$1.00 per designed square foot (this includes all living space and bonus area’s) Decks, patios. and garages are .50 per square f00t.

This plan is our base plan and will include the following

The Gold Plan

$1.75 per designed square foot (this includes all living space and bonus area’s.) Decks, patios. and garages are .50 per square f00t.

This plan takes you a notch up on Planning and Design. You get everything that the silver plan provides plus

Kitchen Plan -Interior Design, Cabinetry, elevations
Bathroom Plan -Interior Design, Cabinetry, elevations
Electrical Plan – Interior Design, Fixtures, plans
Plumbing and HVAC Plan – Fixtures and plan

House Plan Sales

All house plan sales are $999

Customize a houseplan= $1 per square foot of the house with 50% down to begin the custom design process

$0.25 per square Foot

Plumbing and HVAC Plan

$150 fee

Interior Custom design for all Plumbing and HVAC needs and wants
3D walk-throughs
Recommended fixtures and Appliances
Digital Layout Plan of all plumbing and HVAC for ease of constructing

Kitchen Design Plan

$450 fee

Additional fees for kitchens over 400 sq ft

Interior design with furnishings
Interior 3D renderings of Room
Room Elevation and construction plans
3D walk-throughs
Recommended Appliances and fixtures

Bathroom Suite Design Plan

$325 fee

Cabinet Design and layout

Remodels or Additions

$275 fee

This allows us to plan and design accordingly with the existing structures

HOA Regulations and/or city ordinances

$150 Optional fee

An Optional Fee of us to do the work to find out what the requirements are for your home where you live or are building and make sure the design follows it.

Plot Plan

$225

Need a plot plan done to get a building permit? We can help you by drawing one up for you.

Extra work and revisions

$75 per hour

After the design process has been reviewed and layouts are turned in we will charge $75 per hour to make revisions
